Nothing Extra

What the check-out report asks for. Nothing extra.

Send us the check-out report. We read every line and send back a scope that references each one: what needs doing, priced, and nothing the report doesn't ask for. When we've finished, the completion report proves it, line by line.

Before we start

1. The Nothing Extra scope

  • Every line on the check-out report that needs work, using the report's own numbering
  • What we'll do for each one, at a fixed price
  • Nothing that isn't on the report
  • Agreed before any money is spent. Anything new we find is a separate extra, done only if you say yes
When we've finished

2. The work completion report

  • The same lines, each one signed off
  • Dated before-and-after photos for every item
  • Itemised invoice that matches the scope
  • Signed contractor statement, ready for the landlord and the scheme
Why nothing extra

The extras are what get challenged.

Deposit schemes don't let a landlord end up better off than at the start of the tenancy, allowing for fair wear and tear. A charge that goes beyond what the check-out report shows is the easiest thing for a tenant to dispute. A scope that only covers what the report lists is fair to both sides, and easy to back up.

What adjudicators look for

Reports, dated photos, itemised invoices.

The Deposit Protection Service lists the evidence that carries weight: check-in and check-out reports, dated photos, itemised invoices and statements from independent contractors. Your inventory clerk provides the first. We provide the rest, matched to it.

Evidence, not outcomes. Our reports record the work we did. The deposit scheme's adjudicator decides every dispute, so we can't guarantee the result of any claim.

One side per tenancy. We act for the landlord or the tenant on any one tenancy, never both. We're independent and not connected to any deposit scheme.

Questions

Nothing Extra: quick answers

Do you write the check-out report?

No. An independent inventory clerk or the letting agent does that. We work to their report, so our scope and our charges are easy to check against it.

What if you find more work?

Each line on the scope has a fixed price. If we find something the report doesn't mention, we photograph it, price it as a separate extra and send it to whoever booked us. We only do it if they say yes. Even the extras are never automatic.

Will this win a deposit dispute?

Nobody can promise that. The adjudicator decides. What we promise is a scope that sticks to the report, and clear, dated, itemised evidence of the work.

Which deposit schemes does it work with?

All three in England: DPS, mydeposits and TDS. The completion report is a standard PDF you upload as evidence.
